  • You are free to make any changes to the inside of your home.  However, any significant exterior changes to your house or lot will need to be reviewed by the design review committee.  Please refer to the Design Review Guidelines for more information.   

 

  • YES!   One of the biggest benefits of membership is access to HOA water rights for lot irrigation.   This saves each lot owner on average over $200/month on water costs.  The developers maintained water rights that were passed to each lot owner.  Each lot owner is assigned a watering schedule.  Contact 4G managment for current schedule.
  • Yes, however if you have an ADU, you cannot rent BOTH your residence and your ADU?
  • All campers, trailers, motor homes, boats and all other recreational equipment and the like shall only be parked within the building envelope.  in no event shall such equipment be parked on roads, nor shall any equipment be parked such that it is visible from streets or adjacent lots for a period exceeding three (3) days in any 30-day period. 
  • No.  Unfortunately the pond is strictly ornamental and is not stocked with fish.  There is no public access to the pond.
  • Monforton school is nearby and it is important for each homeowner to clear snow from sidewalks so children and pedestrians can walk safely.
  • Monthly dues support electricity, irrigation and ditch maintenance for both owners’ lots as well as common areas and our pond.   They also support open space mowing and weed & feed, parks, snow removal, trail maintenance, common area maintenance, road repairs and fund road reserve for future repairs.
